RESIDENTIAL SERVICES
Attention Residents: We strive to make sure that your residence is in perfect working condition and always have maintenance staff on call when you need them. However, please check this page for quick fixes to common problems. If our maintenance staff comes out to your home to fix a problem and it is easily remedied by one of the solutions below, we will be forced to bill you a trip charge that starts at $40. We regret to do so but feel it is necessary to maintain the availability of our maintenance staff to all of our residents equally. Maintenance repairs can be costly, please review your lease for the types of maintenance that we will cover for the property and what types of maintenance repairs are your liability. Dishwasher
Dishwasher
- Some dishwashers are connected to an electrical switch that must be turned on in order to work. If your dishwasher doesn't start, please check all light switches around the kitchen. One of these switches may power the dishwasher.
- Inspect the bottom of the dishwasher and remove any debris.
- Turn off power and remove objects that have fallen inside.
- Check base of the disposal under the sink for a reset button and make sure that it is pressed.
- Use a wooden spoon to un-stick the blades by manually turning the blades (make sure power switch is off).
- Remember only certain foods are allowed in garbage disposals. Please refrain from putting bones, hard food items, and non-food items into the disposal. Here is a helpful link for the Do's and Don'ts of garbage disposals: Wiki help
Plumbing Stoppage or Leak
- Use a plunger to try and unclog the stoppage in sinks and bathtubs. Draino may be used to help remove clogs in certain drains, but please avoid using these types of products on toilets as they will cause more damage. Please read the label before using any product.
- Check to see if the chain is loose or has fallen inside of the toilet tank & replace it.
- Remove any foreign objects & keep water mopped up until maintenance arrives.
- If you have uncontrollable water leaking and do not get a response from maintenance, call a plumber.
AC & Heating
It is mandatory that you change your a/c filter monthly. A properly functioning air conditioner will cool to about 15 - 20 degrees cooler than the intake temperature. Changing the a/c filter monthly is the tenant's responsibility. Failure to change the filter can cause serious and costly damage to the a/c unit. As a result these maintenance charges will be the tenant's responsibility. A properly maintained a/c will run better which will result in lower utility bills for the tenants.
If your a/c or heater stops working:
- Always check the breaker box. Breakers will trip due to too many appliances running at the same time. Flip all the breakers back & forth one time, including the big one in the middle.
- Check for ice on the unit - if there is ice outside or inside, turn off the unit and call maintenance.
- Check the temperature verses the temperature blowing from the vent 15 - 20 degree difference is good.
