MOVE OUT INSTRUCTIONS: read carefully

Per your contract, Paragraph 3, please consider this as required written notice to vacate the premises by the expiration date on your lease. You are required to move out no later than NOON on the last day of your lease. There will be no extension without prior written permission from 512 Realty. Please read the following instructions very carefully in order to avoid charges and fines being deducted from your security deposit. Review the attached Move out Cleaning/Damage and Repair Charge List as a guide for the deductions. This is only a guide. Prices may vary based on the amount of damage.

- Prorated rent: If you will be moving out before the last day of the month, you must pay prorated rent for the last month on your lease. All rent is due on the 1st, and if it is not paid by the 3rd, then all applicable late fees will apply. If you fail to pay the prorated rent, the amount will be deducted from your security deposit PLUS late fees up to the max of $190.
- ALL keys (door, gate, storage, mail, access cards, remote controls, parking permits) must be turned into our office. Failure to return these items will result in a move-out charge.
- ALL keys are due to our office by NOON on the day your lease expires. If they are not in our office by NOON, you will be subject to hold-over charges.
- Per your contract, you MUST have your residence and carpets cleaned by a professional firm acceptable to and approved by Management and a receipt must be turned in to 512 Realty. If receipts are not turned in with keys, you may be charged for re-cleaning. If residence and carpet are not professionally cleaned, 512 Realty reserves the right to have the residence and carpet cleaned at the tenants� expense. Please refer to the attached sheet for the preferred vendor list of cleaning services.
- Utilities must stay on for FIVE days after you move-out (please see paragraph 41 of your lease). If electricity is turned off, there will be $50 fee charged by 512 Realty and the City of Austin charges a $50-$75 reconnect fee plus usage fees. These will be deducted from your security deposit.
- Turn in a forwarding address with the keys to 512 Realty. If we do not receive a forwarding address, there will be a delay in receiving your refund.
- One check will be written for the security deposit with every tenant�s name on the lease. If there are multiple people on your lease, all of you will have to endorse the check and some banks will require all of individuals to be present in order to cash the check. It is possible to write the check to one individual on the lease, as long as EVERYONE on the lease provides written authorization to 512 Realty. If this is applicable to you, please complete the attached form and return with your forwarding address. We cannot write separate checks to tenants.
- If there is something damaged in your unit that you know will be a charge at move-out, please call the office to schedule the repair work. Many of our vendors increase their rates during the busy turn season so it will cheaper to take care of these items now.
- Put trash in approved containers. If trash is left around the property or sitting by the dumpsters, then you will be charged for a trash haul. The least expensive way to pay for extra garbage is to attach a $4 (plus tax) extra garbage sticker to each bag of extra garbage. These stickers can be purchased at local grocers (HEB, Randall�s, Albertson�s). Refer to this site for more details.
